Tenerife was developed in 2001 specifically for the sales and rental of
exclusive and unique villas on the island of Tenerife.
Our main
office is located in the centre of La Caleta, in Costa Adeje, Tenerife and
from here we offer a wide range of luxury Tenerife Properties.
Our parent
company, Invest & Marketing Canarias, specialises in the development and
promotion of properties in Tenerife and also the neighbouring canary islands
- La Gomera, La Palma, El Hierro, Gran Canaria, Fuerteventura and Lanzarote.
How do I purchase a property
in Tenerife ?
For the first
time buyer, it can be an exciting yet daunting task to purchase a property
abroad. Different language, laws, customs... Villas Tenerife is here to help...
Once you have
made the decision that Tenerife is for you and that you would like to have
more information regarding purchasing a property here in Tenerife, it is a
good idea to familiarise yourself with the different areas and select those
places that appeal to you.l
Our staff
have a very professional approach and will discuss with you your
requirements, budget etc etc and spend as much time is needed until you have
found the property you want and feel comfortable and confident to proceed.
We have had
clients enquire with us, feel the market and yet not purchase until a couple
of year later ! It is our policy that we will not let a client proceed if we
feel thay are not comitted.
Five Steps
to follow -
a) Spend time
on your own to research the areas, complexes and then with the help of an
agent view suitable properties until you find a property which suits your
needs and you budget.
b) Organise a
deposit to hold the property, the agent will do all the work - searches on
the property, utility bills and will arrange a Notary date for the
completion of the purchase. If you need help with a mortgage we can do this
for you. We will give you instuctions exactly what is required for the
payments to the seller and take care of you through the purchasing process.
c) The
property must be registered with the local land registry within 30 working
days. There is a transition tax to pay which on resale properties is 6.5%
and new properties 5%. Also, there will be the Notary and land registry
costs ....In total approx 8% of the sales price. Villas Tenerife handles all
of this work for you. Any change from the 8% will be refunded to you
together with the paperwork and all the receipts.
d) Villas
Tenerife will change all the utilities - electricity, water, local rates,
community charges, telephone into your name and organise direct debit with
your local bank account.
e) You
are now the proud owner of a property in Tenerife and all you have to do is
come and enjoy......
